Wednesday, December 21 - Treatment Completed!
The interior and exterior of the condo treatment has been completed thanks to everyone's flexibility and participation and thanks to our awesome vendor, Truly Nolen, who really demonstrated what being a services partner is all about in the both what work had to be done and how it needed to be done due to the structure of our building and issues discovered along the way. We have a bit of clean up to do on the walkway which we already have a volunteer to help with in the coming days so just need a bit more patience on that "front" :)

Monday , December 19 - Car Port Repaired !!!!
From the photo below, it looks like Ben deserves a true "for he's a jolly good fellow" cheer from all of us at River Club. Not only has provided "next day service" (I just asked him about this yesterday), he did a beautiful job (see before and after photos below) and saved us some real $$$$. Thanks again Ben for all you do for us here at River Club!!!

October 10, 2022 - BOD Meeting (via Zoom) Scheduled for Thursday, October 13 at 4:00 PM
Check your email for the meeting agenda that includes the Zoom meeting link for our BOD meeting coming up in a few days! Hope everyone can attend. Note that we are Zoom only for this session due to the large amount of information we need to go through that, in the past, keeping both in-person and remote attendees on the same page has proven to be awfully difficult.
Also, this just in...we are set up to get a replacement large garbage bin though they did not commit to a specific date. When we requested a replacement recycle bin a few months ago it took about 2 weeks so hopefully this will be sooner as there are more and more rusted holes that small rodents can get in. Will see if we can come up with a temporary patch to prevent that if we can.
Jul 21, 2022 - Tree Trimming Day!
We wanted to give you a "heads up" to the tree trimming (pun intended) that should be happening today based on my phone call with the owner of Space Coast Trees who spent some time on the phone just now explaining what his walk of our property revealed in terms of what should be done with each type of tree we have. He explained things about palm trees I personally had no idea were in play and so I do feel we are in quite good hands. Please note that, of the tree quotes we received, Space Coast Trees offered us the best combination in terms of price and schedule solution though we realize that we are later in the season for this than we would have liked due to the queue that we were in. Lesson learned perhaps, get on their schedule earlier than we thought we needed to this year :)
July 20, 2022 - FPL Scheduled Maintenance / Power Outage
Today, we an FPL "scheduled maintenance" with a power outage to the building four about 1.5 hours with virtually no advanced notice. For me, this was rather disrupting as the notice indicated the power would be out for several hours. Luckily, this was not the case. Also, Spectrum sent out someone to ensure their services were not affected beyond the power outage which, by virtue of the fact I can do this blog post, looks like they are back up as well. I know this sort of power outage that was apparently scheduled was not handled well. Beyond letting them know about our concerns, not sure what can be done to make sure it does not happen again. Perhaps we will find out that they did something today to make the need for scheduled power outage a thing of the past :)
May 17, 2022 - Next BOD Meeting Scheduled for Jun 07, 5:00 PM
The next BOD meeting is scheduled for Tuesday, Jun 07 at 5:00 PM. An agenda will be posted very soon that will include the Unit Sales ROFR voting activity. We will email the agenda and the limited proxy form to everyone at the time of posting of the agenda on the wall by the handicap lift so stay tuned for that. Note this session will be limited to one hour if we can manage to keep the conversations to the point as much as possible :)

May 17, 2022 - Irrigation Status Update (Multiple Issues)
Over the weekend, Kris Grass reported that he has repaired our Zone 1 (front of the condo, reclaimed water) issue which turned out to be a wiring issue after all. He programmed the five gray water zones to start at 3:00 am and run for 50 (not 40 minutes) due to the availability of reclaimed water during these droughtish times. Note that we are limited to water on Tuesday, Thursday and Saturdays so while I missed verifying that everthing worked this morning, I will try to get up early on Thursday and confirm all is working.
Also, We got this report from Ben Marquis (103) regarding a sprinkler head repair by our Maintenance Committee :)
Please be informed that on , 05/16/2022, repairs were performed at a sprinkler head located in zone 5 of the irrigation system at 1525 Minutemen Cswy. directly in front of Randy's pontoon boat. This was accomplished as follows:
The soil was removed from around the sprinkler head and the supply irrigation PVC pipe. The evacuation revealed that the PVC supply pipe had been broken at the elbow. In addition, the threaded fitting to the sprinkler head was found to have been previously cross treaded. Please be advised that incorrectly connected fittings cause leaks in the system. (Leaks cause the soil to wash away creating pot holes and hazardous conditions.)
A fresh cut was performed to the PVC pipe. The PVC pipe was then cleaned and dried prior to applying cement. Teflon tape was applied to the two treaded connections prior to making a secure connection. PVC cement was applied to the supply pipe and to the elbow prior to joining the two pieces together. The sprinkler head was then reinstalled and set to its proper orientation. Soil was then returned, packed around the sprinkler head, and a concrete doughnut was installed to protect the sprinkler head.
Items purchased to accomplish the repair are as follows: One sheet emery paper, one spool of Teflon tape, One PVC 3/4 in elbow, One container of PVC cement, One concrete doughnut.
The receipt for the cost of materiel purchased at Ace Hardware can be provided by Randal Springer. The work was performed by Randal Springer and Ben Marquis. If you have any questions or require additional information, Please contact me.

May 14, 2022 - Swimming Pool and Irrigation Status Update
Yesterday, Andy Ramsaran tested our chlorine levels and removed the Closed Pool sign indicated our pool is open for the weekend! It appears the high dose of chlorine and his several hours of cleaning has addressed the black algae issue as there seems to be no evidence of any remaining. Enjoy your swim!
Also, Kris Grass came out early this morning and fixed our Zone 1 irrigation problem by repairing a wiring issue. Kris indicated the Zone 1 valve was fine and that he replaced a section of the wiring that may have been repaired before. Zone 1 looks like it has been watered during his time out here so that is great. He also indicated that the clocks on these units do have issues with holding the time so to keep an eye on that and adjust as needed which we will do on a monthly basis for now. He also said he changed the timers to go off at 3:00 am and run for 50 minutes (instead of 40) to adjust to the changes that Reclaimed Water have made in response to the limited water availability during these times.
May 10, 2022 - Elevator (Handicap Lift) and Swimming Pool Updates
Last week, we were able to get the handicap lift back up and running :) You will notice the fans running full time until we can confirm that we can set the temperature control to only run the fans when it gets to a certain temperature.
Tomorrow, May 11th, we are scheduled to get our swimming pool treated with a high volume of chlorine to kill the black algae which means the pool will be closed for a few days, Hoping we can open it up by the weekend but will let you know :)
April 28, 2022 - Elevator (Handicap Lift) Status Update
Today, we (Randy, Ben, Scott and William from Skyline Elevators) continued efforts to get the elevator/lift up and running by replacing the two relay switches which did seem to go fine. Alas, we found a new issue with an electric short on one of the fuses that the Skyline Elevator tech seemed to think was a bad "rectifier" which I have found a replacement for and have since ordered. We expect this will come in on Saturday and are hopeful to have the lift working again soon. Thanks for your patience....
April 24, 2022 BOD/Member Meeting Scheduled for May 3rd, 5:00
Just wanted to make sure everyone knew that we have rescheduled our meeting, originally set for April 19th, for Tuesday, May 3rd at 5:00. This session may go a bit longer than one hour as we do want to have a healthy discussion about the unit sales "right of first refusal". To be clear, we will NOT be voting on any topic during this May 3rd sesssion. April 24, 2022 Elevator Repair Status
As you probably know, our elevator, I mean our "lift" has been out of order for quite a while now. The old saying, "what comes up, must come down" is not always true with our lift as you are no doubt aware. Well, actually our lift does kind of go up and down but there are numerous other issues that make us keep the "out of order" sign posted. Here is the status of each open issue:
Ceiling Crack :
While Randy Springer has applied a sealant to the underside of the ceiling crack, we are not 100% sure the issue of a probable water leak into the lift is resolved. Some water was seen in the lift after the sealant was applied so we are monitoring the situation to see if that was from the ceiling crack. If not fully fixed, we may have to find someone (younger than me) to apply a sealant to the top of the plexiglass ceiling.
Floor Rust:
Randy Springer has done an amazing job applying a new floor covering after cleaning out the rust damage. We may need to still put some sort of sealant around the outside edges where the floor meets the walls but, for now, I think this issue is resolved.
Fans Not Working:
Randy, Ben Marquis, and me (Scott) did isolate what we believe as two relay switches that were burnt out. I have finally managed to find replacement parts, for about $41, that are reportedly on their way here. We have also identified one of the 8 small fans as possible needing to also be replaced which we can do once we get the 7 working fans spinning again. Finally, we need to replace the backup batteries as well. So far we think we are on track to get the lift back up and running with a possibly big cost savings to the condo by taking this DIY approach. Note that we have taken a true team sport on this one to make sure that all safety precautions were taken.
Door Safety Switch not making contact:
The first floor lift door's safety switch (bottom right on the door) is not always making contact to tell the lift it is ok to move. Barry had a great idea to use washers to resolve the issue which we will try out once we get the other issues resolved. Note that this should not be a safety issue as this problem prevents the lift from operating at all not once it is moving.
